Planning Success for the Change of Use and Redevelopment of a Listed Building in East Devon

17 October 2024

Heatons has successfully secured full planning permission and listed building consent for the change of use and internal alterations of Grindle House, a Grade II Listed building located in the picturesque countryside of East Devon. This historic property, which dates back to the 18th century, was originally built as a rectory for the nearby Grade II Listed Church of St. James. Over the years, however, Grindle House has been repurposed as office accommodation, a use that no longer aligns with the evolving needs of the property and the surrounding community.

Recognising the changing landscape of modern office spaces with more contemporary facilities now available nearby, the owner of Grindle House approached Heatons to explore alternative uses for the site that would respect its heritage while also providing a sustainable and viable future for the building. Heatons was tasked with offering initial advice on a variety of potential new uses for the building, carefully considering its historical significance, structural integrity, and the local context.

After conducting a thorough analysis of the building’s history and condition, Heatons proposed a plan that would return Grindle House to its original residential function while adapting the structure to meet contemporary living standards. Heatons then led the entire planning process, overseeing the preparation and submission of the planning application and listed building consent. This included developing comprehensive planning and heritage statements that highlighted the historical and architectural importance of the property, ensuring that the proposed alterations would be sympathetic to its unique character.

The planning application was met with success, and Heatons has secured permission for the conversion of Grindle House into a single residential dwelling with ancillary annex accommodation, totaling approximately 3,600 square feet. The new design will ensure that the building is preserved in a way that reflects both its historical value and modern living requirements, creating a home that blends the old and the new seamlessly.

This change of use is not only a positive step in returning the property to its original purpose as a residence, but it also plays a key role in safeguarding the heritage asset for future generations. The proposal aligns with the broader goal of sensitive development that enhances the historical landscape of East Devon, ensuring that Grindle House remains an integral part of the local heritage while meeting the demands of present day.

The project represents a triumph of sustainable development and heritage preservation, breathing new life into an important local landmark while protecting its historical legacy. The successful approval serves as a testament to Heatons’ careful consideration of both the past and the future in preserving and enhancing heritage assets like Grindle House.
