Planning Permission Secured for 10,000 sq ft Contemporary Green Belt Home in Morley, Derbyshire

11 March 2026

Matthew Montague Architects and Heatons are delighted to announce that full planning permission has been obtained for a new 10,000sqft dwelling in the Green Belt at Morley, Derbyshire.

This high-quality modern dwelling is over three times the size of the property it is replacing. Despite the Green Belt constraint, Heatons successfully argued ‘Very Special Circumstances’ existed, engineered by the earlier approval of a Certificate of Lawful Proposed Use or Development (CLOPUD), prior to submission.

The design will elevate the architectural standards in the surrounding area through the introduction of a high-quality modern home that enhances rural living through design-led site-responsive development. The contemporary home is considerate of its rural surroundings within the open landscape and incorporates a number of sustainability features, including a green roof, alongside innovative measures to support energy-efficient living. The dwelling also benefits from breathtaking internal features set across three levels, including an indoor swimming pool adjacent to an external reflection pond, providing a tranquil character and ‘bringing the outside in’ to this rural home. We are extremely excited to see construction begin on this spectacular home in the near future.
