Urban Regeneration in Leeds City Centre

24 March 2026

Following positive and proactive discussion with the Local Planning Authority on behalf of the landowner, Heatons have submitted a 3.35-acre site to Leeds City Council Call for Sites consultation, as part of the new local plan exercise.

Heatons have led the vision for the regeneration of this site, and are on course to assist the landowner in achieving full value from this opportunity. The mixed-use development consists of family townhouses and low-rise apartments, supported by ground floor leisure and employment uses will create a vibrant pocked in the city to live, work and play.

At its heart, a green north-south corridor will connect people and nature, integrating biodiversity, play space and sustainable drainage while establishing a new pedestrian and cycle link across the Aire Valley.

This site offers an opportunity to recycle previously developed industrial land into a sustainable urban quarter with a vision to offer high quality homes, accessible open space, and community focused amenities.

Heatons are now engaged in proactive and positive discussions with Leeds City Council for the redevelopment of this brownfield site and will continue the promotion on behalf of our client with an application to follow soon.
