Heatons achieve Planning Success for Waterstones Booksellers in Brighton

17 July 2025

Heatons have successfully secured planning permission for Waterstones Booksellers Limited. The application, which followed a successful Pre-Application Enquiry also submitted by Heatons, permits Waterstones to undertake a major refurbishment project at their prestigious Brighton City Centre flagship store. This exciting development will see the complete replacement of all the windows in the iconic building, marking a significant upgrade for one of the city’s most prominent retail locations.

The building in question, constructed in 1926, is an impressive example of Portland stone architecture. Located in a prime position within Brighton’s primary shopping district, it holds a commanding presence at the edge of the city’s Conservation Area.  These modern replacements will not only provide an aesthetic improvement but also enhance the building’s energy efficiency and structural integrity.

The decision to replace the windows comes in response to their poor condition—many of the existing windows were severely corroded, no longer fit for purpose and, in some cases, posed safety risks. The new windows will restore the building’s former elegance while ensuring it meets contemporary standards for safety and environmental sustainability.

This timely cooperation was crucial in ensuring that work could commence quickly, with the goal of completing the refurbishment before the busy summer season when foot traffic in Brighton’s shopping areas peaks.
